Constructibility Review
 
 
A constructibility review is performed from the construction standpoint rather than a design point of view. A constructibility review performed by CDG would determine the following:
 
Verify that plans are complete and accurate.
 
 
Verify that all sheets are included in the specifications and sheet indices.
 
Ensure that all major equipment items have been identified and specified.
 
Ensure that all phasing of the work has been identified.
 
Ensure that all interior and exterior finishes have been identified.
 
Ensure that the structural, architectural, mechanical, and electrical plans have been cross-checked for dimensions and equipment location.
 
Ensure that boilerplate provisions are included to identify change orders and progress payment procedures.
 
Determine whether the anticipated schedule is realistic.
 
Ensure that construction responsibilities are clearly defined.
 
Ensure that the bidding process is competitive.
 
Determine whether any areas that are inconsistent or ambiguous exist.
 
Ensure that outmoded materials and technology are not being included in the plans.
 
Determine whether the project management authority and responsibility for decision has been clearly defined.
 
Determine whether there is space that is available and defined for contractor storage and offices.
 
Determine whether the procedures and criteria for punchlisting, owner acceptance, start-up and training, and operations manuals are defined.
